Money the seller agrees to pay toward the buyer's closing costs, prepaid items, or an interest rate buydown. It's negotiated in the purchase contract and it reduces the cash the buyer needs at closing. ## How much can a seller contribute on an FHA loan? Up to 6 percent of the purchase price. That's the most generous limit among the major programs and it's a real reason FHA fits a cash-tight buyer. ## How much on a conventional loan? Conventional limits are tighter than FHA and they scale with the down payment and occupancy type. The larger the down payment, the more the seller is permitted to contribute. Investment properties are capped lowest. ## Can concessions cover the down payment? No. Seller concessions cover closing costs, prepaid items, and rate buydowns. They cannot be used for the down payment itself. Down payment assistance and gift funds are what solve the down payment. ## What is a rate buydown and is it worth it?
