FHA plus a down payment second
96.5% FHA first + 3.5% assistance second
The FHA loan covers 96.5% of the price. A Florida down payment assistance second mortgage covers the other 3.5%. Put together, your down payment can come to $0.
Assistance seconds have credit, income and price limits, and each one has its own repayment terms.
Up to $35,000 toward your purchase
Up to 5% of your loan amount
A 0% second mortgage with no monthly payment. It goes toward your down payment and closing costs, and you repay it when you sell, refinance or pay off the home.
For first-time buyers who work full time in Florida in an eligible occupation, with a 640 credit score or higher. State funds are released in rounds and can run out.
The seller pays your closing costs
Up to 6% of the price on FHA
FHA lets the seller put up to 6% of the price toward your closing costs. Written into the offer the right way, that money comes out of the deal instead of your bank account.
The seller has to agree to it, so it gets negotiated in the offer with your agent.
