Want to see the off-market list?
Why some Broward homesnever make the public sites
If you've been on the apps every night for weeks, you've seen this happen. A decent house shows up on Tuesday and it's under contract by Saturday.
Not every Broward home goes up on the public sites. Some sellers don't want strangers walking through every weekend. Others are settling an estate or selling a rental with a tenant in it, and they'd rather deal with one buyer who is ready.
My family owns South Florida Homes Realty, a licensed Florida real estate brokerage, and I've been doing this since 1997. We hear about these homes, and we handle your loan in the same Fort Lauderdale office.
The list changes all the time. Some houses on it won't be right for you, and I'll tell you which ones. When one is right, I'll call you with the address and the numbers.

How the list works
- Tell us what you want. Pick the Broward area and price range, and tell us when you'd like to move.
- We check the list. We match you against the off-market homes we're hearing about and new MLS listings in your range.
- See the house and the numbers. When a home looks right, we set up the showing and go over your loan, including FHA with 3.5% down and VA with $0 down.
A closing cost credit for buyers
When South Florida Homes Realty represents you on the purchase and AAA Capital Funding handles the loan, you get a credit toward your closing costs at settlement through our Homebuyers Outreach Program. The amount depends on the purchase.
Real people. Real closings.
The folks who thought it couldn't happenare now holding their keys. Straight from Google.
Rather just talk now?
You're on the list.
- I check the list against what you told me: the area, the price range and the bedrooms you need.
- I call you with what's on it, plus new MLS listings in your range, and we go over your numbers together.
- You pick which homes to see. Nothing owed either way.
