Choosing a VA Mortgage Lender in Florida

The short answer: the VA does not set a minimum credit score. Individual lenders do, and they rarely say which is which.

A veteran told no by a call center has usually hit a company policy, not a VA rule. Those are very different things, and only one of them is fixed by going somewhere else.

Choosing a VA lender is mostly about finding one that knows the difference.

No monthly mortgage insurance is worth more over the life of the loan than most rate differences people spend weeks chasing.

The overlay problem, and why it hits veterans hardest

Because the VA publishes no score minimum, every lender invents its own. One may want 620, another 580, another something else entirely, and none of them are quoting a government rule when they do it.

If you are told you do not qualify for a VA loan, the useful next question is: is that the VA, or is that you? Most lenders will answer honestly when asked directly.

What a competent VA lender should be handling

  • Certificate of Eligibility. They should pull it rather than ask you to figure it out.
  • Residual income. A VA-specific test that has no equivalent in other programs, covered on our VA residual income page.

A lender that treats a VA file as a conventional file with a different cover sheet will miss at least one of these.

Florida specifics worth raising

Two things come up constantly on Florida VA files.

Property tax exemptions for veterans with a service-connected disability rating can materially change the monthly payment, because taxes sit inside it. That belongs in the qualifying math from the start, not as a pleasant surprise later.

Insurance and roof condition matter as much on a VA file as any other, and a VA appraiser will note property condition issues. On older Florida housing stock this is frequently the item that decides the timeline.

Multi-unit is the underused part of the benefit

VA allows up to four units with zero down, provided you occupy one of them. That combination does not exist anywhere else in residential lending.

It means an eligible veteran can buy a property where tenants offset the payment, with no down payment and no monthly mortgage insurance. Most lenders never mention it, because most lenders rarely do it.

The property still has to pass the usual tests, and the rental income math has its own rules. It is worth a conversation before you rule it out.

Common questions about VA lenders in Florida

What credit score do I need for a VA loan?

The VA does not set a minimum credit score. Each lender sets its own, which is why the same veteran can be declined by one and approved by another with nothing else changed. If you are told you do not qualify, ask directly whether that is a VA rule or a company policy.

Do VA loans really require no down payment?

Am I exempt from the VA funding fee?

Some veterans are, and the exemption is worth real money at closing. It depends on your circumstances and documentation. A lender who handles VA regularly will check this without being asked, which is itself a useful test of who you are dealing with.

What is residual income and why does it matter?

It is a VA-specific test measuring what is left over each month after your obligations, and it has no equivalent in other loan programs. It can allow a file that looks tight on a conventional debt ratio to work, and a lender unfamiliar with VA may not apply it correctly.

Can I use my VA benefit more than once?

Frequently yes. Entitlement can often be restored after a prior VA loan is paid off, and in some situations a second loan is possible while the first is still outstanding. It depends on your remaining entitlement, which is worth establishing before you shop.
