The result is a buyer who owns the home from day one having brought little or nothing to the table. Everything about it is documented, disclosed and ordinary.
The reason you have not been offered it is usually simple: it requires the lender to coordinate two liens and an assistance provider on one timeline. Plenty of lenders would rather not.

Whether that cost is worth paying depends on what the alternative actually is. Three more years of rent while saving toward a threshold that was never required is also a cost, and it is usually the larger one.
