How to Apply for an FHA Loan in Florida
The short answer: five steps, and the order matters more than the paperwork.

- Get your real numbers first. Before any application, establish your middle credit score from mortgage FICO models, your monthly debts, and what funds you have including any gift. This is a conversation, not a form, and it takes under ten minutes.
- Get underwritten, not prequalified. Provide income and asset documentation so an underwriter reviews the file rather than a calculator. This produces a pre-approval that survives a competitive offer.
- Shop with a real number. Look at homes inside the figure the pre-approval supports, and confirm the property type is FHA eligible. Condominium projects have their own approval test separate from yours.
- Write the offer and order the appraisal. Once under contract, the FHA appraisal establishes value and confirms the property meets minimum standards. Required repairs are named here.
- Clear conditions and close. Underwriting issues a conditional approval listing what it still needs. Supply it quickly, avoid new credit and job changes, and the file moves to clear to close.

Individual lenders may apply stricter requirements on top of these. Those are company policies rather than FHA rules, and they are the usual reason two lenders disagree about the same borrower.

- Two months of bank statements for every account being used
- Photo identification and Social Security number for the credit review
- A gift letter and paper trail if any funds are gifted

- Anything unusual in the file explained in writing, which underwriters call a letter of explanation

- New credit opened during the process, including furniture financing.
