The city and communities of Okeechobee County

The City of Okeechobee is the county seat, and it’s where U.S. 98, U.S. 441 and State Road 70 meet. Outside the city you’ll find communities such as Taylor Creek, Treasure Island, Basinger, Fort Drum, Upthegrove Beach and Okeechobee Little Farms, and the dry prairie of the northwest county.

The city incorporated on June 4, 1915, two years before the county was created, and by the 1930s it was shipping hundreds of railcars of winter vegetables a year. The county line runs out into the lake itself, where Okeechobee, Hendry and Palm Beach are among the five counties that meet in the middle of Lake Okeechobee.

City of Okeechobee

The City of Okeechobee sits just north of the lake at about 26 feet of elevation. Coca-Cola ran a bottling plant here from 1918 to 1929.

Downtown and Flagler Park

Downtown Okeechobee’s business district is laid out around Flagler Park, where the Speckled Perch Festival parade wraps each March. City Hall is at 55 SE 3rd Avenue.

Taylor Creek and Treasure Island

Taylor Creek runs through the east side of the city to the lake. Treasure Island, a lakeside area, is part of the Okeechobee Utility Authority’s septic-to-sewer projects.

Okeechobee Battlefield

The Battle of Okeechobee was fought on Christmas Day 1837 on the north edge of the lake, at what is now 3500 SE 38th Ave. More than 1,000 U.S. soldiers and volunteers fought several hundred Seminole and Miccosukee warriors there in the Second Seminole War, and the site is now a historic state park.

The northwest prairie

Kissimmee Prairie Preserve State Park, at 33104 NW 192nd Ave. in the northwest county, covers more than 54,000 acres and protects the largest remaining tract of Florida dry prairie.

Okeechobee homes and how the loan limits work

Okeechobee buyers tend to choose between a house in the city, a lakeside spot near Treasure Island or Upthegrove Beach, and land out along SR 70 or up toward Basinger and Fort Drum. Septic is common in parts of the county, and the Okeechobee Utility Authority has run septic-to-sewer projects in areas such as SW 5th Avenue and Treasure Island, so ask whether the house you like is on septic or sewer before you make an offer.

Florida Hometown Heroes (statewide)

Hometown Heroes combines a Florida Housing 30-year fixed first mortgage with a 0% down payment and closing cost second. The second carries no monthly payment, and it’s repaid rather than forgiven, when you sell, refinance or pay off the home, or when you stop living in it.

One buyer needs full-time work with a Florida-based employer in health care, K-12 schools, first response, public safety, the courts or licensed child care, so a nurse at Raulerson or a teacher in the county district may qualify. Military buyers in Okeechobee qualify as well: active duty with any employer, and veterans, Reserve and National Guard members as long as they work full time for a Florida-based employer. It works with FHA, VA, USDA and Conventional first mortgages.

FL Assist is a 0% deferred second mortgage with no monthly payment, repaid when you sell, refinance, transfer the home or move out. HFA Advantage PLUS gives a second that’s forgiven over 5 years while you live there, and FL HLP is a second with a small fixed payment over 30 years.

Property taxes and your homestead exemption

Homestead is the exemption every owner-occupant in Okeechobee County should file. It cuts up to $50,000 from the taxable value: the first $25,000 applies to all property taxes and the additional exemption applies to non-school taxes. Save Our Homes then holds yearly increases in assessed value to 3% or the change in CPI, whichever is lower, and portability lets you carry some or all of that difference to the next Florida home you claim.

In Okeechobee County the deadline for all exemptions and renewals is March 1. Homestead goes by ownership on January 1, so you file by March 1 of the year after you buy.

You can file online: look up your parcel on the Property Appraiser’s site and click “Apply for Homestead Exemption.” Have your Florida driver license showing the property address, your vehicle tag number and your Social Security number ready. If your loan has an escrow account, the lender pays the Tax Collector out of it each year.

The lake, the dike and storm insurance

The Herbert Hoover Dike, a 143-mile levee, rings Lake Okeechobee. Storm tides overtopped the lake’s original embankments in 1926 and 1928, causing more than 2,500 deaths, and the federal levees were built from 1932 to 1938 in response. The U.S. Army Corps of Engineers has spent years rehabilitating the dike since 2001.

The 1928 Okeechobee Hurricane severely damaged the Lake Okeechobee area, and the city of Okeechobee lost its Coca-Cola bottling plant largely because of it.

Before you make an offer in Okeechobee County, especially in lakeside areas like Treasure Island or Upthegrove Beach, pull up the address on the FEMA Flood Map Service Center. A home in a high-risk zone, one starting with A or V, needs a flood policy for any federally backed mortgage.

Jobs, schools and getting around

HCA Florida Raulerson Hospital, an acute care hospital at 1796 US Highway 441 N, runs a Primary Stroke Center and 24/7 emergency care. UF/IFAS Extension, at 458 US Hwy 98 N, describes the county as home to a wide range of agriculture industries.

Historically the local economy ran on winter vegetables, poultry farms, a catfish shipping plant and bullfrog breeding, and Coca-Cola bottled soda in town from 1918 until 1929.

Schools and college

Public schools are run by the Okeechobee County School District (School Board of Okeechobee County); start at the district’s website for enrollment and school information.

Indian River State College’s Dixon Hendry Campus is at 2229 NW 9th Ave. in Okeechobee.

Getting around

U.S. 98 and U.S. 441 meet in the city of Okeechobee, and State Road 70 runs east-west across the state through town. Okeechobee County Airport serves general aviation.

Prairie, lake and local favorites

Kissimmee Prairie Preserve State Park

Kissimmee Prairie Preserve protects the largest remaining tract of Florida dry prairie and was named Florida’s first Dark Sky Park by the International Dark-Sky Association in 2016. It has campgrounds, equestrian camping and glamping, and the night sky is the main draw.

Okeechobee Battlefield Historic State Park

The park stages a reenactment of the 1837 Battle of Okeechobee on the last weekend of February.

Lake Okeechobee Scenic Trail

The Lake Okeechobee Scenic Trail runs along the top of the Herbert Hoover Dike as part of the Florida National Scenic Trail. Its 56.5-mile Okeechobee West section goes from the City of Okeechobee through Lakeport and Moore Haven to Clewiston.

Speckled Perch Festival

The Speckled Perch Festival each March is the city’s largest festival, with a parade around Flagler Park, vendors, and a county fair and rodeo at the Agri-Center.

Day of the Cowboy

Day of the Cowboy falls on the fourth Saturday in July and brings a cattle drive right through town.
