West Palm Beach Home Loans and Local Buyer Guide
West Palm Beach is the county seat of Palm Beach County and home to about 127,000 people. About half of its households own their home. Its biggest draw for buyers is its older housing: the city has more than a dozen historic districts, many filled with 1920s homes.
One thing to know up front: the City of West Palm Beach hasn’t offered a home purchase assistance program open to the public, so down payment help here comes from statewide programs and from the county when its programs are funded. You’ll find those options here, along with the tax bill, flood rules and neighborhoods.

Down payment help in West Palm Beach without a city program
The city’s own housing page says it doesn’t offer a home purchase assistance program open to the general public, and its housing incentives are aimed at developers. Some websites still list a West Palm Beach buyer program. The city’s page says otherwise, and we go by the city.
That doesn’t leave you without options. These are the ones that apply to a West Palm Beach house:
- Our FHA 100% option: we pair an FHA first mortgage with a down payment assistance second, so qualified buyers pay nothing out of pocket for the down payment.
- Hometown Heroes: when the state has it funded, this program helps teachers, nurses, first responders, military and many other full-time workers anywhere in Florida, West Palm Beach included.
- Palm Beach County programs: the county runs purchase assistance in funding windows that open and close, and we get your pre-approval done so you’re ready when one opens. We track the county’s programs on our Palm Beach County guide.
- Seller credits: on an FHA loan the seller can pay a large share of your closing costs.
Veterans get the simplest path of all. The West Palm Beach VA Medical Center serves veterans across the area, and an eligible veteran can purchase with a VA loan and no down payment.
West Palm Beach’s historic neighborhoods
West Palm Beach has designated historic district after historic district, several of them built in the 1920s boom. Exterior changes inside these districts go through the city’s historic preservation review, so plan for that before you budget a remodel.
Northwest
Northwest was settled in 1894 and became the city’s first National Register district in 1992. Bungalows, shotgun houses and Bahamian vernacular homes line its streets, and the 1926 Gwen Cherry house is now home to the Palm Beach County Black Historical Society.
Flamingo Park
Flamingo Park was built between 1921 and 1930 on a former pineapple plantation along a high coastal ridge. Most homes are Mission style, with Mediterranean Revival homes on the ridge, and the Armory Arts Center is in the neighborhood.
El Cid
El Cid has 1920s Mediterranean Revival and Mission homes on more former pineapple fields, and it became a city historic district in June 1993.
Old Northwood
The Pinewood Development Company built Old Northwood from 1920 to 1927, with homes by architects including John Volk and William Manly King.
Northwood Hills
Northwood Hills runs from 29th Street to 39th Court, with Mission Revival and postwar homes on high ground, and it became the city’s 13th historic district in 2003.
Grandview Heights, Northboro Park and Prospect Park
Grandview Heights holds early craftsman bungalows from about 1910 to 1925. Northboro Park, the city’s second historic district, runs 1923 to 1940. Prospect Park was modeled on Brooklyn’s park of the same name.
Older homes often need a roof, electrical or plumbing update to satisfy insurers. An FHA 203(k) loan lets you buy the house and finance the work together.
Flood insurance and the city’s flood tool
The city reports a Class 5 rating in FEMA’s Community Rating System, which brings a discount on every flood insurance policy issued in the city. That discount lowers your monthly payment if the house needs coverage.
The city also runs a free online flood tool that shows a property’s flood zone, base flood elevation and the elevation the city requires, and the city can tell you whether a property has flooded before. Use it before you make an offer. If the house is in a high-risk zone, your lender will require flood insurance, so get the premium into your budget early.
What’s on a West Palm Beach tax bill
- Fire fee: the city charges a flat yearly fire fee per residential property, collected on the county tax bill.
- Downtown levy: homes inside the Downtown Development Authority district pay an extra levy.
- City millage: West Palm Beach sets its own tax rate each year on top of the county, school and district rates, so we price the whole bill.
The whole bill runs through escrow, so our payment quote includes it from the start. Homestead goes through the Palm Beach County Property Appraiser; get it filed by March 1 after your first January as an owner.

West Palm Beach questions we hear a lot
Does West Palm Beach have a first-time homebuyer program?
The city hasn’t offered a purchase assistance program open to the public. Buyers here use our FHA 100% option, Hometown Heroes, Palm Beach County programs when they’re funded, and seller credits.
How do I check a West Palm Beach property’s flood history?
Use the city’s free online flood tool for the zone and elevation, and ask the city’s flood office whether the property has flooded before. Ask the seller for an elevation certificate too.
Can I renovate a house in a West Palm Beach historic district?
Yes, but exterior changes go through the city’s historic preservation review. An FHA 203(k) loan can finance the purchase and the renovation together.
Can veterans buy in West Palm Beach with no money down?
Yes, eligible veterans can buy with a VA loan and no down payment, and the seller can pay closing costs.
