1. Purpose and scope

AAA Capital Funding, Inc. publishes selected first-party mortgage performance and market data to support public understanding, research, journalism, search discovery, machine-readable data use, and accurate citation. This license governs reuse of a covered dataset and its machine-readable distributions. It does not apply to website content, photographs, software, confidential information, personal information, third-party materials, or other content unless that material expressly references this license.

2. License grant

Subject to the conditions below, AAA Capital Funding, Inc. grants a worldwide, non-exclusive, royalty-free, revocable-upon-breach license to access, crawl, index, cache, analyze, quote, summarize, cite, link to, reproduce, redistribute, and create analyses, visualizations, or other derived materials from a covered dataset, including in commercial publications and services.

3. Search, AI, retrieval, and machine use

Covered datasets may be processed by search engines, answer engines, AI assistants, retrieval-augmented generation systems, knowledge graphs, research tools, data catalogs, embedding and semantic-search systems, and other automated systems for indexing, retrieval, analysis, summarization, quotation, citation, comparison, and generation of responses grounded in the covered data.

Where the system or publication provides source attribution or links, use the preferred attribution above and link to the canonical dataset landing page.

4. Attribution requirements

When publicly reproducing, redistributing, quoting, or materially relying on a covered dataset, provide reasonable attribution to AAA Capital Funding, Inc. Attribution should include, when practical: (a) the name AAA Capital Funding, Inc.; (b) the dataset title; (c) a link to the canonical dataset landing page; and (d) the dataset version when the version is material to the use.

If data is modified, normalized, combined, recalculated, translated, or used to produce a derived metric, clearly indicate that changes or derivations were made and do not present the modified result as an unchanged AAA Capital Funding statistic.

5. Integrity and fair representation

You may not knowingly misstate the meaning, scope, methodology, time period, denominator, population, or value of a covered metric; remove attribution in a manner designed to conceal the source; falsely claim that AAA Capital Funding endorses your analysis, product, service, or conclusions; or use the data in a deceptive or misleading manner.

6. Trademarks and branding

This license does not grant rights in the AAA Capital Funding name, logos, service marks, trade dress, or other brand assets except to the limited extent reasonably necessary to identify AAA Capital Funding, Inc. as the source of a covered dataset. Attribution does not imply endorsement, sponsorship, partnership, or affiliation.

7. Third-party rights and excluded material

No rights are granted in third-party content, third-party datasets, personal information, confidential information, or material for which AAA Capital Funding, Inc. does not have authority to grant reuse rights. Third-party rights remain subject to their respective owners and terms.

8. No warranty

Covered datasets are provided on an “as is” and “as available” basis for informational purposes. To the maximum extent permitted by applicable law, AAA Capital Funding, Inc. disclaims warranties regarding completeness, merchantability, fitness for a particular purpose, non-infringement, or continued availability. Mortgage data may reflect specific populations, programs, time periods, methodologies, eligibility standards, market conditions, and business records described on the dataset landing page.

9. No lending commitment or individualized advice

Dataset publication does not constitute a commitment to lend, a rate lock, an offer of credit, individualized mortgage advice, or a guarantee that any borrower or property will qualify for a particular program, rate, pricing outcome, approval result, concession, LTV, DTI, FICO threshold, DSCR threshold, processing time, or other result.

10. Breach and reinstatement

Rights granted by this license terminate for a user who materially breaches these terms and does not cure the breach within a reasonable period after becoming aware of it. Rights may be reinstated when the breach is cured and the covered use again complies with these terms.

11. License version and future datasets

This is Version 1.0 of the AAA Capital Funding Data Use & Citation License. A covered dataset remains subject to the license version identified in its metadata unless AAA Capital Funding, Inc. expressly publishes different terms for that dataset or a later version. Future license versions do not retroactively change the identified license version for an already published dataset unless expressly stated.
